Key Performance Information

Each year the Housing Corporation (now the TSA) publishes a range of performance indicators for all housing associations.  In our Business Plan we set our own targets to reach so that we’re among the top performing housing associations.

So, how are we doing?  We’ll, we’re certainly travelling in the right direction.  In some areas we’ve already hit our targets and in others we need to work harder.  Here are the latest figures from the year ending March 2008:

Repairs completed within target times:

  • We completed 92% of emergency repairs within 24 hours, compared with 87% in 2006/07
  • We completed 96% of urgent repairs within seven days, compared with 93% in 2006/07
  • We completed 95% of routine repairs within 28 days, the same as in 2006/07

 

Rent arrears:

  • Our general needs rent arrears have dropped to 4.99%, compared with 5.42% in 2006/07
  • Our supported housing rent arrears have increased to 6.39%, compared with 3.83% in 2006/07

 

Our performance:

  • Between 1st April 2007 and 31st March 2008 we let 86 homes – 55 for general needs and 31 for lettings in our male and female hostels.
  • We had 100% occupancy in our supported housing with an average of just one day turnaround between tenancies.
  • In general needs we took 16 days to turn around properties i.e. from when the property became empty to when the repairs had been done and the new tenant moved in.
  • 96% of residents are satisfied with our repairs service.
  • 90% of residents feel well informed by Foundation.
  • 60% of residents are satisfied with opportunities to get involved.

 

How does your rent compare?

We try to keep our rents affordable to people on lower incomes. Our rents are based on a formula which is given by the TSA. The table shows the average net weekly rents (excluding any service charges) in Leicester where we have general needs rented properties. They are rents for 31st March 2008 and are averages for all property types. This means the rent shown here may be different to the actual rent you pay.

Housing Associations calculate average weekly net rents for each property size  – including bedsits, flats, all houses and bungalows within a local authority area by adding together all of the weekly net rents at 31st March and then dividing this total by the total number of properties owned.
